Manor Side Industrial Estate
is managed by the Birmingham Office of C B Richard
Ellis, who arrange the services for the common
areas of the estate. This includes landscaping
the common areas, arranging cutting back of vegetation,
and cleaning any drainage runs which fall within
the common areas of the estate. These services
are funded by the service charges paid by the
tenants.
Other duties include liaising
with the Local Authority over the areas which
remain publicly adopted. All of the roads serving
Manor Side are local authority adopted, as are
many of the pedestrian footpaths which link the
estate with local residential areas and public
walkways throughout the North Moons Moat Area.
There is an ongoing programme
to reduce the amount of vegetation across the
estate and this project will be reviewed over
forthcoming service charge years. The estate was
developed in 1977 and extensive planting was carried
out at the time to create a pleasant environment.
Many of the trees had matured and while this created
a very pleasant setting, it also reduced levels
of natural light during summer months. Works have
been undertaken to retain a significant number
of trees, but to thin out the density of vegetation
and to create more turfed areas, to improve both
lighting and security.
Over the past year we have also
improved the road markings, and prior to that
a substantial redecoration programme was undertaken
to improve the units aesthetically. Alongside
this work, directory signage has been improved
and a uniform Manor Side logo has been adopted
to give the estate a unique identity in the area.
